How to Deal with Roof Leaks
Roof leaks inside your property can be deceptive, often appearing well after the leak may have started. A leak on a bedroom ceiling or along a wall may show up far from the actual source. How can you tell if your roof is leaking or if it is a stucco, or a plumbing issue?
Roof Leak Detection and Repair
Angel Hernandez, from the award-winning McPartlon team, provides insight on determining the source of a roof leak. He says that rain or snow may reveal a leak source, providing a visual of the spread of leaking water inside your home. However, rain may also complicate efforts to pinpoint the source from the outside and pose safety risks for technicians conducting roof inspections.
“Generally speaking, if you have a roof inspection scheduled and it’s raining, we try to go ahead with the inspection as long as it’s not too bad.” explains Angel. “However, if it’s been raining or precipitating hard, we may have to reschedule for safety reasons.”
Additionally, “flat” roofs, which are not actually flat, but are low-sloped, especially those with TPO (a single-ply white membrane composed of Thermoplastic Polyolefin), can be just as slippery as metal.

Common Sources of Roof Leaks in Northern New Mexico
For all roof types, natural wear and tear often lead to leaks. Roof seams are common culprits, as well as canales and ice dams.
Regardless of the size of your leak, it’s crucial to address it promptly to prevent further damage. While it may be tempting to address a small interior leak yourself, repairing it from the inside won’t resolve the root cause. Moreover, it’s challenging for a property owner or manager to attempt a DIY roof repair from an attic space because water has likely flowed along support beams to leak in areas far from the source.
On the other hand, homes with “pocket roofs” — one to two feet of insulated space — may experience roof leaks that spread slightly, making it easier to identify the roof area requiring inspection. Still, the insulation materials may be compromised and need to be replaced.
If you’re finding yourself frequently calling for temporary roof leak repairs, it might be time to consider a roof replacement.
Roof Replacement
Sometimes, a roof leak is a sign that it’s time for a complete or partial roof replacement.
But, what should you consider when installing a new roof?
Square footage is a starting point for estimating costs, but it’s not the sole factor. Santa Fe’s historical architecture and varied construction methods can complicate roof replacement compared to new roof construction. Other key factors include the roof condition, roof layers, accessibility, labor costs, desired roof type, material warranties, permits, and disposal fees, as well as financing options.
Whether it’s a simple roof leak repair, a more environmentally-friendly restoration, or a complete roof replacement, McPartlon Roofing offers the best service and solutions for your short-term and long-term roof’s structural integrity.
If a full roof replacement falls outside your budget, we’ll work with you to find cost-effective solutions and provide different options for repairs, restorations, or phased replacement plans tailored to fit your financial situation.
